Back Nine Investors is a private equity firm focused on multifamily commercial real estate investments. Simply put, we invest for CASHFLOW. We partner with experienced operators of apartment communities to raise capital for projects in growth markets across the southeast US.

By leveraging a strategically built network of operating partners that have a proven track record and with capital preservation at the core of our strategy, at Back Nine Investors, we pride ourselves on delivering solid risk adjusted returns to our investment partners.

We target stabilized cash flowing assets that include opportunities for us to add value to the project by renovating and updating the interiors with new appliances, flooring, lighting and plumbing fixtures or updating the exterior of the properties to make them more appealing and safe.

We work with our operating partners to uncover the underlying value of the assets and collaborate with them on putting together a business plan to maximizes cash flow. By following this plan in areas that are in the path of progress, it allows us to force appreciation in the underlying asset.

We add value and maximize returns for our investing partners while building long term relationships.



Andy Vaughan, Managing Partner

Andy has been in the insurance industry for twenty five years and has owned multiple insurance agencies. During that time, he worked with numerous high income/high net worth clients and business owners who had interest in real estate investing but didn’t want to be a landlord. In 2017, Andy transitioned his focus into helping those people invest passively in apartment communities located in both emerging and stable markets in the southeast U.S.


Michael Blank, Strategic Partner

Michael is a full-time entrepreneur, real estate investor, co-founder of Nighthawk Equity, and host of the Apartment Building Investing podcast. He has been actively investing in real estate since 2005. He continues to actively invest in apartment communities in multiple states throughout the country.

Michael's assest management partners control over $65 million in performing multifamily assets all over the United States.


Andrew Kniffin, Strategic Partner

Andrew has a corporate finance in real estate investing career that spans a decade. After finishing graduate school (JD/MBA), Andrew was an investment banker providing valuation analysis and preparing small companies for refinance or sale events.

From there, Andrew worked at a Fortune 500 company, where he negotiated and implemented Joint Ventures in Asia, Central America, and South America.
