2. Investment Analysis


Identifying sound investment opportunities with high revenue-growth potential is our primary goal at this stage.

A heavy focus on cash flowing assets with value add fundamentals supports a comprehensive underwriting process.

Our operating partners underwrite approximately 100 properties to find 1-2 that meets our investment criteria.

3. Acquisition/Funding


At Back Nine Investors we join forces with our investors and equity partners to fund the purchase of the asset.

We consider and implement creative acquisition strategies:

  • Direct purchase with commercial financing
  • Master Lease with Option to Purchase
  • Seller Financing
  • Others

4. Value Add/Repositioning


The implementation of value-add strategies that allow for the successful repositioning of the asset is the core of our business
model.

We are dedicated to identifying the underlying value of our assets and building a robust business plan to maximize cash flow.

Some strategies typically followed to accomplish the value-add goals are:

  • Improving Operations/Management Inefficiencies
  • Interior Renovations and/or Exterior Capital Improvements
  • Rebranding

5. Exit Strategy / Investors Returns


Back Nine Investor's ultimate goal is to forge long-lasting trust-based relationships with our investors. Preserving and growing their capital is the way we demonstrate our commitment to that.

Although the particulars of each project in combination with changing market conditions might call for different exit strategies, we aim for:

  • A 5-7 years holding period
  • 8% Minimum average yearly cash flow returns
  • 15%+ Net IRR over the investment cycle
